 We will need some basic information including the property owners name and contact information, and the state and county the property is located in. Additional questions are included on our form such as utility information and HOA or POA fees that will help us to research the property.  The more information you are able to provide the quicker you can receive an offer.  

 Yes. We do not pay retail and this is because you as the seller do not have to pay any commissions, administrative or closing costs. At TC Land Group we are direct land buyers. We buy land, lots, or parcels that are not currently being used. Our goal is to put cash in the hands of sellers who do not have use for the land they own.  

There are several reasons why it can be difficult to sell land on your own.

There is a small market for vacant land and it often can take months or years to sell property on your own. It is difficult for buyers to secure bank financing for vacant land which means you will probably need to find cash buyers which narrows the pool of buyers even more.  If you do not invest in marketing or advertising your property it will be difficult to find an ideal buyer.  Often vacant land properties offer seller financing which puts you in tough spot of potentially being responsible for securing payments from buyers for months or years into the future.

We run an individual title examination (at our expense) on each property we purchase and after researching will determine if there are any existing title issues. Even with complicated title situations there is often a solution and we can help provide the necessary resources to fix title issues when necessary.

If there are back taxes or dues we will negotiate these as part of the offer and they may be deducted from the final closing price.  If they are minimal we may choose to cover them at our cost to make the process as smooth and hassle free as possible.  We will ensure that you never have to pay any out of pocket money if you work with TC Land Group.

Since we will acquire a new deed for the purchase of your land property anyway we won’t need a copy from you. We are able to get most, if not all, of the documents we need from the county offices to complete the purchase, so it won’t require much effort on your end at all.
